Mobile home re-leveling in Lakeland and Polk County
Get your home back to level so doors close, floors feel solid and cracks stop spreading.
Mobile home re-leveling raises and adjusts the piers under your home until the frame is level again. Polk County owners call when doors stick, floors slope or cracks appear in walls and ceilings. A level home is easier on plumbing, windows and the marriage line of a multi-section home.
How does re-leveling work?
- Survey the frame. The crew checks level along the steel I-beams, often with a water level that reads the whole length of the home.
- Jack the low spots. Hydraulic jacks lift the frame gradually near the piers that have settled.
- Adjust or rebuild piers. Shims are added or replaced, and cracked blocks or sunken pads are replaced.
- Check the marriage line. On double- and triple-wides, both halves are brought level to each other.
- Re-tension tie-downs. Lifting and lowering a home affects its straps, so they're checked and tightened.
What are the signs a home needs re-leveling?
- Doors that stick or won't latch
- Windows that bind
- New cracks at drywall joints and corners
- Floors that slope or feel soft
- A separating marriage line
- Gaps between walls and ceiling
Why do homes go out of level?
- Sandy soil washing out from under pads after heavy rain
- Water pooling under the home from poor drainage or plumbing leaks
- Pads that were too small or set on loose fill
- Shims that have compressed, rotted or slipped
- Flooding or storm damage
What affects the cost of re-leveling?
- Home size. Single-wides have fewer piers than double- or triple-wides.
- How much it has settled. A touch-up versus rebuilding piers.
- Pier and pad condition. Replacing cracked block and sunken pads.
- Access. Low clearance and skirting that has to come off and go back on.
- Tie-down work. Re-tensioning or replacing straps and anchors.
Prices come from the company after they've looked under the home. We don't quote prices ourselves.
Is re-leveling a permanent fix?
Re-leveling fixes the home as it sits today. If water keeps washing out soil under the pads, the home will settle again. Ask the company whether drainage, gutters or a vapor barrier would help keep it level longer.

Common questions
How long does it take to level a mobile home?
Many re-leveling jobs take a day or less once the crew is on site. Homes that need pier rebuilding or have access problems take longer.
Can re-leveling crack my walls?
Some minor cracking can happen as the frame moves back into place, which is why good crews lift gradually. Ask how they'll protect finishes.
Will leveling fix my sticking doors?
Often, yes. Doors usually stick because the frame has shifted. If they still stick once the home is level, the door itself may need adjusting.
